THE PROCESS

  • Affinity Building Systems (ABS) homes are sold through a network of independent builders and general contractors (GC).
  • Contact ABS for the builder/GC nearest your location or proposed home location.
  • If ABS does not have a builder/GC near you, ABS will help you find the necessary help to complete a home project.
  • ABS homes are very complete. However, local builders or GCs must first complete utility connections and foundations.
  • It takes approximately 6 to 8 weeks for a home order to be built and set, depending on the ABS backlog.
  • Site work, foundations, wells, septics, landscaping, various electrical work, plumbing, and HVAC connections are done on-site by others; your local builder/GC will help you with these items.
  • ABS Houses are set on the foundation by a crane; generally delivered one day and set the next day.
  • All modules for a house are typically set and weather-tight in one day. Some larger houses of more than 6 modules may take 1.5 days.
  • ABS homes are financed through conventional lending institutions; with 30-year mortgages being the most common. First time homebuyer’s incentives apply. Consult your local lender.

  • OUR HOMES
  • ABS homes are built to 140-mile wind zones (higher zones optional) and local residential building codes as dictated by individual state and local municipalities.
  • ABS homes DO NOT have a metal frame (see “Specifications”)
  • The foundation for an ABS home is the same as any residential structure as determined by local codes.
  • The attachment of an ABS home to the foundation is the same as any residential structure as determined by local codes. Basements, crawlspace, pilings, piers, are fall common foundation types.
  • ABS homes are not designed for slab applications.
  • ABS provides stamped engineered prints for each house; certified by each state, inspected by a third party agency with prints approved by local authorities when building permits are issued. This is over-and-above the ABS internal inspection process, which includes inspection in 16 stations during production.
  • Modules will weigh from 20,000 to 60,000 pounds depending on the width and length. Maximum floor width per module is 15’10”. Maximum floor length per module is 76’.
  • EnergyStar® incentives are available provided your local builder performs certain ON SITE certification tests. ABS homes are EnergyStar® compliant, pending testing of the completed home by an independent testing agency.
  • ABS homes have a one-year manufactures warranty and a 10-year structural warranty through Residential Warranty Corporation (RWC).

    YOU HAVE CHOICES

  • Changes can be made to standard floor plans. Adding length or width to modules is not uncommon; minor interior modifications are quite common.  Charges for the changes are based on the complexity of the change.
  • Custom floor plans can be engineered. There is a non-refundable engineering charge, which varies depending on the complexity of the proposed plan.
  • Price estimates on custom plans and suggestions on how to modularize a plan are provided free of cost.
  • ABS will buy whatever our suppliers make: ie. any Moen faucet, Masonite door, Schlage lockset, etc. outside of our normal offering.  If there is something special you want, tell us and we will work with you.
  • You choose your own interior and exterior designs: ie. siding color and material, shingles, roofing color, kitchen and vanity top material and color, appliances (white/black/stainless), vinyl floor tile color, front door styles, sidelights, door wall (patio/atrium/French).
  • You can omit certain features such as light fixtures, appliances, cabinets, countertops, floor covering, siding, and roofing, and ABS will provide a credit equal to our wholesale cost. 
  • ABS will build panelized garages /additions, living quarters, etc.  Consult ABS for specifics.
